How It Works

When you contact us, we’ll ask a few questions to determine whether we can help you.

  • Do you own and reside at the property?
  • Do you have a homestead exemption on any other home?
  • Do you have a TX driver’s license or state ID with matching address?

If so, we’ll take care of the rest.  We work with the county to make sure your exemption is put in place.  Correctly.  The first time.  Communication with the county is key, and we know where the ball is usually dropped – where errors are made in recording these exemptions – and we fix any issues that may arise.

You’ll receive your 2022, 2023 and 2024 refund checks in the mail, and can look forward to lower tax bills in 2025 and beyond!

In short, we help homeowners avoid the scenario where they apply for an exemption, but it isn’t recorded for the correct years (or at all).  It’s heartbreaking to hear the stories of people who thought they had an exemption for years and years, but didn’t. 

January 31, 2025 is the deadline to file an exemption for year 2022, and the 2022 refund will be lost if not filed correctly by that date.

Why Did I Receive a Postcard?

We have screened millions of homes in the Houston area to identify those that appear to need our help.

If you received a postcard or a call, it means you fit the following criteria:

  • You owned your home prior to January 1, 2022.
  • You do not appear to have claimed a homestead exemption on this or any other property, or you appear to be over age 65 but have only the homestead exemption.
  • Your total refund for tax years 2022, 2023 and 2024 will be at least $4,000.

If you use the home as your primary residence, you are likely eligible for a homestead exemption.

If you moved into the home in 2021 or earlier, it’s not too late to receive a refund for the amount you overpaid on your 2022, 2023 and 2024 property tax bills.  Many homeowners do not receive these refunds because they don’t know about these exemptions, don’t file properly, or their paperwork is incorrectly processed by the county.  We can help!

My name is Emmerich Grimm, and I started Project Homestead in 2017 when I noticed the number of missing property tax exemptions in the Houston area.  Millions of extra dollars are paid to the tax collector every year because of missing exemptions – just in Harris County.  I was outraged!

We specialize in finding missing exemptions, and applying them retroactively.  When done correctly, this will cause a property tax refund to come back to the homeowner.  Most people don’t know this is possible, and the county certainly has no incentive to tell you!
